Personal Service and Commitment

All valuations are undertaken by Mrs Madge or Mrs Gray who will advise of any works you need to undertake to comply with legal requirements. The main areas of Landlord responsibility are defined in the Housing Standards Rating System part of the 2004 Housing Act which state your duties and obligations as a landlord including areas such as gas and electrical safety. We will also advise on any safety issues and how to present the property in order to attract reliable tenants. We can arrange cleaning or quotes for works as required.

Viewings and Client Interviews

All viewings with applicants are undertaken by a member of the lettings team which enables us to “interview the applicant”. We will evaluate the suitability of potential tenants prior to taking up formal references. An in -depth credit search is undertaken and we also speak to the referees (where possible) to confirm and authenticate any written references. Guarantors may be considered in certain circumstances.

Inspections and Landlord Reports

We undertake regular inspections and you will be sent a written detailed report so you will know what is happening at your property. Where potential problems are highlighted we will immediately address these in writing to the tenant and refer to yourself if the problem continues . Good communication with landlord and tenant is a priority for effective property management and we endeavour to keep all parties informed of any material facts.

Repairs, Renewals and Maintenance

If the property requires any repairs or renewals we will obtain quotes which will be sent to you for authorisation to proceed. We are happy to instruct your own contractors if preferred, however we do have a list of established contractors who have proved to be reliable and reasonable and who hold the necessary professional qualifications and liability insurance. We have a group of contractors for electrical works and appliances, gas and boiler installations, wet plumbing, maintenance, small building works, roofing repairs and gardening. Where you authorise us to use your own contractor we will need them to sign up to our Contractors Service level Agreement.

Housing Health and Safety Rating systems and Energy Performance Certification

We will keep you informed of any changes in legislation which will affect your property and your liabilities to the tenant. The additions to the HHSRS regulations are currently being implemented and from October 2008 you will need an EPC on your property together with a guide to running costs of the property. We will be able to assist you with arranging any aspects of compliance.

Tenants Deposits

To comply with legislation regarding Deposits we are members of The Dispute Service and all deposits collected are registered with them at the start of a tenancy or on renewal of a tenancy. Both you and the tenant will be issued with a certificate of confirmation. In the event of a claim against the deposit at the end of the tenancy we will initially discuss this with yourself and your tenant and once agreement is reached we will apportion or repay the deposit.
If landlord and tenant are not happy with our recommendations we will prepare the appropriate documentation to pass to the arbitration service.

Sales Department

Our Residential Sales Valuer Mr Libby is on hand to advise you on current market values if you decide to remortgage or sell your investment. We have a client base of investor landlords should you wish to consider offering the property for sale in due course with the tenant in situ. We also have portfolio landlords able to proceed with purchases quickly.
